A cracking five-bedroom home has been sold for $2.45 million in Sherwood, Brisbane.
The home, at 41 Arbour Street, was successfully sold by NGU real estate agent, Leo Liu, who is on fire at the moment, recording almost $10 million in sales last month alone.
The sale is the third completed by Mr Liu on Arbour Street in the previous 12 months after closing deals for the neighbouring property at number 43, for $2.4 million, and number 17, for $3.05 million.
The magnificent waterfront property transacted yesterday after an unconditional cash offer was accepted.
The special property was built by the vendors who are downsizing elsewhere along the coast.
Mr Liu said: “It’s a very high-quality home with beautiful views of the Brisbane river, it’s a phenomenal house.”
“The seller was a builder and architect, and he promised that this would be the last property he would build, so he put all his effort into it, it is a beautiful house,” Mr Liu said.
Despite the tough market conditions, Mr Liu explained that his determination to secure a buyer for his client meant he was able to close a deal on what is becoming a bit of a stomping ground for the agent.
“I got on the listing at the end of February, and in March the coronavirus crisis hit which meant no open home viewings – making it very tough.”
The vendors were even preparing to lease the property just a few weeks before Mr Liu swooped in and placed a buyer.
“They were just about to sign a lease agreement because they couldn’t find a buyer, but I fought until the last moment, I never gave up,” said the tenacious Mr Liu.
The NGU real estate agent (which, fittingly, stands for Never Give Up), managed to seal the deal and get his third property sale on the street over the line.
“All three sales have followed a common theme; I have been the second agent on the listings after the properties have been with other agents for a long time.”
